Regal Workspace has completed The Clarendon Works Grade A office scheme in Watford.
Designed by Fraser Brown MacKenna Architects, the 140,000 sq ft building is 80% let, with just two floors available. Tenants include national lottery operator Allwyn, which has taken 63,527 sq ft of space over six floors, and Epson UK, which signed for 30,530 sq ft.
Flexible offices operator YoooServ will also provide 16,795 sq ft of fully customisable flexible workspace on the ground and first floors, featuring private offices, tech-led meeting rooms, curated breakout spaces and video call booths, in addition to in-house catering and event space.
The building features a ground floor café that is now open to the public as well as tenants, and a bar and rooftop terrace. Other on-site amenities include a gym, yoga studio and treatment room.
