Schroders Capital has acquired a 58-home residential scheme in Bermondsey, London, for an undisclosed price.
The IIderton Yards scheme, which is located at 313–349 Ilderton Road, was developed in 2024 by Tribe Student Housing and comprises one-, two- and three-bedroom apartments.
Acquired with vacant possession through Schroders Capital’s UK Real Estate Impact Fund (SCREIF), the residences will be let at discounted market rent, with initial rents capped at no more than 70% of local market levels. The homes will be offered fully furnished and fitted with modern appliances, allowing residents to move in immediately.
Chris Santer, head of UK positive impact investments and residential at Schroders Capital, said: “Ilderton Yard builds on our growing portfolio of discounted market tent homes and demonstrates how institutional capital can play a meaningful role not only in investment portfolios, but also in addressing the UK’s housing challenges – delivering sustainable, long-term affordable housing solutions.”
Rob Sheldon, partner at Bidwells, which advised Schroders on the acquisition, added: “This is the second affordable housing investment Bidwells has acquired for Schroders Capital’s UK Real Estate Impact Fund, in London, in the last six months, demonstrating the attraction for well-located, professionally managed discounted market rent homes as a vital part of the housing mix, and supporting the fund’s strategy of delivering high quality homes that address affordability pressures in high demand urban locations, while generating stable, long-term income.”
