Homes4Life has secured planning consent for the first part of a major masterplan to deliver 1,298 affordable homes at Crowlands, which spans Barking & Dagenham and Havering.

Designed by Assael Architecture, the masterplan will provide a mix of affordable housing including 431 three- and four-bedroom family homes, alongside social rent and key worker accommodation.

The landscape-led proposals are shaped by the site’s established lakes, mature trees and expansive open spaces, which will be retained and enhanced. The scheme will also include a new community hub, a small supermarket and a range of outdoor sporting facilities.

Tim Chapman-Cavanagh, director at Assael Architecture, said: “We are incredibly proud to be part of a scheme with the potential to deliver so many affordable homes for local people, including healthcare workers, teachers and other key workers who provide such a valuable service. Securing planning permission for the first part of the masterplan is an important milestone, and we look forward to the next stage as the proposals for Havering are considered. Our vision is to create a neighbourhood that delivers lasting public benefit while responding to London’s urgent housing needs.”
