Singaporean developer submits plans for 370,000 sq ft High Holborn office scheme

Singaporean developer Hoi Hup Realty has submitted a planning application for a new 370,000 sq ft office development on High Holborn in London.

The development will occupy a 1.4-acre island site located directly adjacent to Chancery Lane underground station. Hoi Hup Realty has assembled the site over the last five years, acquiring 322 High Holborn and 44 Southampton Buildings in July 2018, and purchasing Holborn Gate in an off-market transaction in July 2022.

The scheme will replace the existing Grade B accommodation and Hot Hup Realty is targeting BREEAM Outstanding and EPC A ratings. The development will also offer retail and improved public realm with a new public park at Southampton Buildings.

Wong Swee Chun, chairman of Hoi Hup Realty, said: “We are very excited to embark on this project, our maiden development in London. We see the potential of this strategic site in Midtown London and believe that our best-in-class landmark development will greatly reinvigorate the community and the neighbourhood.”

Felix Rabeneck, director of Central London investment at Savills, which is the development adviser and leasing agent on the scheme, added: “This development will reinvigorate this part of High Holborn and set a new standard for office spaces in Central London. It is expected to attract global occupiers looking for a prestigious headquarters while undoubtedly making a valuable contribution to the local area.”

The project team also includes Make Architects, project manager Gleeds and planning consultant Gerald Eve.
