The Howard de Walden Estate has agreed a deal to lease 1 Harley Street to healthcare investment company 10M Healthcare for a new £100m ambulatory surgery centre (ASC).

The circa 25,000 sq ft site, which is due to open in Q4 2026, will offer private patients high quality same-day surgical treatments across a range of specialities including orthopaedics, neurology, gynaecology and women’s health, cardiology, dermatology and ENT.

The centre will have five surgical theatres providing same-day surgical treatments for minor procedures and will also have GP consultation rooms, screening services and wellbeing suites.

Paul Bakker, head of healthcare asset management at The Howard de Walden Estate, landlord and steward of Harley Street Health District, said: “We are delighted to welcome 10M Healthcare to Harley Street Health District. This letting reflects the growing demand for high quality ambulatory care and supports our broader ambition to create a more integrated, future-facing healthcare ecosystem in the heart of London. As part of our ongoing strategy, we are curating a diverse ecosystem that brings together leading providers, innovative care models and emerging technologies to support whole health from diagnosis through to recovery.”

Ken Anderson, CEO of 10M Healthcare, added: “Securing this building is a significant milestone and reflects our commitment to delivering a state‑of‑the‑art medical facility for short‑term day patients. What sets this development apart is the creation of a fully integrated ASC in the heart of the Harley Street Health District. The extensive refurbishment and fit‑out is well underway, and we look forward to opening later this year in London’s leading health innovation district.”

Evi Georgadidis, from the healthcare capital markets team at Cushman & Wakefield, which advised 10M Healthcare on the deal, said: “We identified No. 1 Harley Street as the right location for the new facility for several key reasons – its central position within London’s Harley Street Health District, its accessibility by public transport, and of course the prestige and credibility that come with a Harley Street address. We are incredibly proud to have advised 10M Healthcare on this deal.”
