TK Maxx has agreed a deal relocate to the former House of Fraser (HoF) unit at Freshney Place in Grimsby.

The retailer, which is currently located on the first floor of Freshney Place, will move to 22,000 sq ft in the former HoF store adjacent to the leisure extension, which is due to open in 2027.

Before TK Maxx moves into the building, more than £1.6m of internal work will be carried out on the ground floor to refurbish it, ready for fit out by the retailer. The work will be led by 7Formation.

The former HoF building was purchased by North East Lincolnshire Council in December 2023.

Paul Sargent, founder of Queensberry Real Estate, asset manager for the development, said: “This move will bring renewed energy to the town centre. TK Maxx’s relocation will help to build back the high street, by restoring and improving the exterior of the former House of Fraser unit. This move will align with the vision to regenerate the town centre whilst securing this popular, national retailer for local shoppers into the future.”

Oliver Freeston, leader of North East Lincolnshire Council, added: “The relocation of TK Maxx to the former House of Fraser building is a significant step in bringing the building back into active use and improving the Victoria Street frontage. Together with the development taking place nearby, it will contribute to the continuing regeneration of Grimsby town centre.”
