Greenlight Urban – a joint venture between clients of Delancey Real Estate and Coltham – has secured a resolution to grant planning permission for a 46,375 sq ft logistics unit in the Thames Valley.
Construction of Greenlight Reading, which is located 1.5 miles from junction 11 of the M4, will commence in Q1 next year and will be available to use by the end of 2024.
The JV partners are targeting operational net zero carbon in the base build construction, BREEAM Outstanding and an EPC A rating for the unit, which features PV solar panels, a living roof with a rainwater harvesting system, EV charging points and a wellness garden.
Mark Enderby, director of development at Delancey, said: “Occupational demand for well-located mid-box logistics space remains high, with occupiers increasingly demanding first-class sustainable spaces. Greenlight Reading furthers Delancey’s strategy to build sustainable industrial spaces in well-connected places to meet this growing demand.”
Chris Caiulo, partner at Coltham, added: “It is great to see our Greenlight Reading development approved by Reading Council, with whom we have worked closely to design. The unit has an excellent specification and is an important addition to the Thames Valley which has a limited supply of mid-box assets.”
