Landsec is pushing ahead with the development of its 380,000 sq ft net zero Timber Square office scheme in Southwark.
The company has appointed Mace as construction manager. It aims deliver the scheme before the end of 2025 into what will be a supply-constrained market as other developers pull back from committing to new projects.
Timber Square will offer energy efficient, net zero offices across two all electric buildings, which will be heated and cooled by air source heat pumps and powered by 100% renewable energy.
The development will reuse elements of the existing printworks site and retain as much as 85% of the existing structures. Landsec is using modern methods of construction for Timber Square, such as cross-laminated timber, and is targeting BREEAM Outstanding and Well Core Platinum.
In addition to Grade A office space the development features a rooftop communal terrace and clubroom offering views across London, private terraces, new public realm and a mix of retail, leisure and F&B.

CBRE and JLL are retained letting agents for the scheme.
