Chancerygate has submitted plans to speculatively develop 53,000 sq ft of Grade A urban logistics space in Old Trafford, Manchester.
The circa £15m GDV UrbanX development will comprise two leasehold units of 30,200 sq ft and 22,800 sq ft.
Chancerygate is targeting EPC A+ and BREEAM Excellent ratings for the development, which is located on Brindley Road, less than one mile from Manchester city centre.
Chris Brown, senior development director at Chancerygate, said: “Our proposed UrbanX development will enable urban logistics occupiers to conveniently serve the expanding Manchester city centre. The development will also offer a Grade A opportunity to those occupiers being impacted and displaced by the widespread regeneration plans coming into effect around Wharfside and Old Trafford football ground’.
“The proposed scheme is targeting best in class ESG credentials and specification, appealing to modern logistics and distribution businesses across the region. We now look forward to working closely with Trafford Borough Council to progress our planning application and to deliver a prime economic asset for the city.”
The joint agents at UrbanX are BC Real Estate and Savills.
