Network Space Developments has secured outline planning consent for the redevelopment of the former Cadent Gas Works site on Winwick Road in Warrington.

The long redundant brownfield site can accommodate up to 100,000 sq ft of employment space for a range of industrial and business uses within use classes E(g)(ii)(iii), B2 and B8, together with ancillary office accommodation.

Joe Burnett, director at Network Space Developments, said: “This is one of the most prominent employment sites in Warrington, with unrivalled access to the M62 and M6 motorway network, while also being close to the town centre and a well-established commercial destination. The outline consent provides a flexible framework, allowing us to respond to market demand. We will now consider a range of delivery options, including bringing the scheme forward directly, as well as working with owner-occupiers and development partners, to ensure the site is developed in the most appropriate and sustainable way.”

The project team includes Spawforths, GWB Associates, AEW Architects, Stantec, RPS Group, Pennine Ecology and Richard Eaves. Savills and B8RE have been appointed as joint leasing agents for the scheme.
