Wendover has agreed a deal to acquire the freehold of Washington House in London’s Mayfair for more than £70m.
The six-storey building at 40–41 Conduit Street, which is located just off New Bond Street, was originally constructed in the 1920s and was previously used as a private members’ club known as The Conduit.
The building and has planning consent for approximately 40,000 sq ft of Grade A office accommodation. In addition to the consented office scheme, the property benefits from alternative use consents for a boutique hotel or private members’ club.
Wendover intends to pursue a sensitive refurbishment that enhances the building’s existing qualities while introducing contemporary layouts.
Lara Ajlouny, director at Wendover Development, said: “Washington House represents a rare opportunity to acquire a Mayfair freehold with both scale and flexibility. Conduit Street remains a core West End location with sustained occupier demand and limited supply of high quality workspace. We see strong potential to deliver a scheme that is both commercially robust and architecturally sensitive to its context.”
