Fine Grain Property has appointed The Interiors Group as main contractor to deliver the carbon-led repositioning of Connaught House at One Burlington Road in Dublin’s Canal District.
Designed by MCA Architects, the comprehensive refurbishment programme will upgrade the building’s environmental performance and transform its amenity offer.
Fine Grain acquired Connaught House at the end of 2024, as part of its strategy to invest in well-located Dublin office assets with strong fundamentals and reposition them to meet evolving occupier and sustainability standards.
The firm is hoping to raise Connaught House’s Building Energy Rating to A and is targeting LEED Gold certification.
Darragh Lennon, COO at Fine Grain Property, said: “Since purchasing Connaught House at the end of 2024 we have been engaging with the occupiers in the building to understand their needs and working with an exceptional professional team to reimagine the building for the next phase of its life. We are delighted to have appointed The Interiors Group to lead the construction phase and bring their experience in working in occupied buildings to Connaught House.
“Along with the wider professional team, we are delivering a scheme that significantly reduces carbon, improves energy efficiency and enhances everyday experience for its occupiers. Connaught House showcases our approach, to identify well-located buildings with strong fundamentals and reposition them to meet the evolving requirements of top-tier occupiers.”
Trevor Schwer, director at The Interiors Group, added: “The Interiors Group are delighted to have been appointed by Fine Grain Property as main contractor for the full ESG-led upgrade of Connaught House. This project represents a significant investment in both the building itself and the existing tenants. We look forward to working closely with all stakeholders to ensure the design vision is successfully brought to life, delivering a high quality, revitalised space for everyone who occupies it.”
The project team includes Mitchell McDermott, Baker O’Reilly, Gerathy Energy, MJP, KSN, KSN Horizon, CBRE and Aramark Property.
