CBRE and Morgan Williams have been appointed joint letting agents at The Lexicon scheme in Bracknell.

The scheme, which launched in 2017, features nearly 1m sq ft of retail and leisure space and is anchored by Waitrose, Fenwick, Primark, Sports Direct and M&S.

The Lexicon was bought by Realty Income in late 2025 with a view to attracting high end brands and broadening the reasons to visit the shopping and lifestyle destination.

Aran Uner, asset manager of The Lexicon, said: “We’re incredibly excited to be the owners of The Lexicon, a modern, high-performing and truly distinctive scheme. Already one of the UK’s top 20 centres and strategically important to Berkshire, it combines a vibrant, best-in-class tenant mix with a unique, high-quality environment that sets it apart.

Jess Ford, director asset management at Realty Income, added: “Since acquiring the asset, our focus has been on evolution rather than reinvention, building on what already makes The Lexicon so successful, while enhancing the experience to create more engaging, dynamic visits. With its strong foundations and clear identity, we see a real opportunity to take the scheme to the next level. CBRE and Morgan Williams bring the right expertise to support that journey, and together we’re energised by the opportunity to unlock The Lexicon’s full potential.”

Sarah Hay, senior director at CBRE, said: “Having been part of The Lexicon’s evolution for nearly 10 years, the reappointment presents us with a great opportunity to take that work to date even further. We have huge experience of advising on some of the best-loved destinations throughout the UK, and our joint approach at The Lexicon, combining strategic asset management with the in-depth expertise of our lease consultancy team, means we can draw upon detailed lease, market, and occupier knowledge, alongside longstanding relationships with many of the UK’s most-loved retail and leisure brands.

“Bringing together that breadth of expertise and those trusted occupier relationships gives us a real point of difference as we work with the new owner and joint letting agents to realise the full potential of The Lexicon.”

Richard Allsop, partner at Morgan Williams, added: “There is no doubt that there is huge potential in The Lexicon, and we’re now proud to be part of that journey. The direction under new ownership is really exciting, as is the prospect of helping to tangibly shape this destination. Morgan Williams brings a fresh perspective that complements CBRE’s extensive experience, forming a strong partnership that will realise that potential and create a flagship destination for Berkshire.”
