Aviva Investors has let the recently refurbished 84,291 sq ft 1 Alpha Way industrial logistics facility at Thorpe Industrial Estate in Egham, Surrey, to an unnamed occupier.
Following a comprehensive refurbishment programme to create a modern HQ logistics unit, the unit has secured an EPC A+ rating.
In addition to a remodelled reception area and dedicated Grade A office space, improvements include the installation of a solar PV roof system, EV charging points and LED lighting.
With a eaves height of 7.2m, the facility also features 13 new dock-level doors and two new level-access loading doors, with 56m and 23m deep secure loading yards, alongside parking for 79 cars and 14 HGVs.
Julian Cobourne, head of regional investment management at Aviva Investors, said: “UK urban logistics remains critically important within our overall real estate strategy, alongside the living sector and gateway office market. We are pleased to complete this sizeable letting agreement with a leading brand immediately following extensive works to fully refurbish and modernise the facility, showing the importance that assets continue meet the needs of occupiers.
“We believe that by improving the facility’s energy efficiency credentials and lowering future spend requirements, not only is the scheme better future-proofed, but it is also better positioned to help support long-term outcomes for investors.”
JLL acted on behalf of Aviva Investors and Vail Williams acted for the tenant.
