Beaufort Capital has provided a £17m financing package to support the delivery of a new care home in East Anglia.
The project is being delivered by an established and experienced care home developer and operator that has built a significant portfolio of operational homes across the UK.
The transaction comprises a £14m senior development facility to fund the construction of the 80-bed care home and a £3m mezzanine facility structured across a portfolio of stabilised, income-producing properties within the group.
The new development will deliver high quality accommodation focused on elderly residential and dementia care, and provide a full suite of amenities and specialist services designed to meet the needs of residents.
Steffan Goold, director at Beaufort Capital, said: “This transaction demonstrates our ability to deliver flexible, multi-layered financing solutions to experienced operators in the care sector. We are pleased to be supporting the delivery of a high quality new care home in a market where there is a clear need for modern, purpose-built accommodation, while also providing additional capital at the portfolio level to support the borrower’s continued growth. The care sector remains a key area of focus for Beaufort, underpinned by strong demographic drivers and increasing demand for high quality, operationally backed assets.”
