Bentry Capital has acquired the £80m GDV Irwell Gardens development site in Salford for £12m.
The three-acre brownfield site, which fronts onto the banks of the River Orwell, has planning consent for 50 three- and four-bedroom townhouses in phase one.
A planning application for phase two, which will provide 50 houses alongside 100 apartments, will be submitted next year. The townhouses will each have their own private garden with landscaped gardens and a pathway connecting to the river.
Construction will be led by Mellior Group, Bentry Capital’s in-house construction arm, with phase one construction due to commence in Q1 2026.
