Chancerygate has acquired a seven-acre development site in Coleshill, near Birmingham, on which it intends to speculatively develop 145,000 sq ft of Grade A urban logistics space.
The company purchased the site, which is located within the established Hams Hall industrial and logistics location, from Cracknore Hams Hall for an undisclosed price.
The proposed scheme will comprise six leasehold units ranging from 12,000 sq ft to 47,000 sq ft. Chancerygate is targeting EPC A and BREEAM Excellent ratings for all of the units.
Subject to planning, construction work is expected to commence in Q1 next year with practical completion anticipated in Q4 2027.

Cracknore Hams Hall was advised on the sale by Box4 and Chancerygate was advised by DTRE. Both have been retained as letting agents for the development.
