Clearbell Property Partners IV has received planning planning for the refurbishment and extension of 150 St Vincent Street, Glasgow.
The fund, which is managed by Clearbell Capital, intends to transform the building into the ‘most forward-thinking net zero carbon redevelopment’ in the city.
The 1970s built office building sits in the heart of Glasgow city centre and was acquired by Clearbell in December 2021. It currently offers 70,000 sq ft of office space, but following the refurbishment and extension programme it will provide around 150,000 sq ft over basement, ground and nine upper floors.
As much as possible of the existing building’s structure will be reused and repurposed during the redevelopment to limit additional embodied carbon. The building will be fully electric, have an EPC A rating and Clearbell is also targeting WELL Ready, WiredScore Platinum and Cyclescore. It is also using the NABERS rating – targeting 5* – and Clearbell says it will be the first commercial BREEAM Outstanding building in Glasgow.

With Glasgow Grade A supply at historically low levels, the market is demanding best in class offices with a minimum carbon footprint. 150 should set the benchmark for others to follow.”
Clearbell is being advised on the project by property agents JLL and Avison Young, architects Sheppard Robson, structural engineers Woolgar Hunter, M&E consultants Atelier 10 and cost consultants Thomas and Adamson.
