Fabrix has received planning permission for a135,000 sq ft ultra urban industrial and logistics scheme at Bromley-by-Bow Industrial Park in London.
The scheme will be built on 4.7-acre site that is wholly owned by Fabrix and has been assembled through a series of land purchases over several years.
Designed by architects Haworth Tompkins, the development will offer 10 units ranging from 7,750 sq ft to 20,650 sq ft in two terraces.
An existing masonry building on the site will be retained and repurposed to provide a 1,500 sq ft Circular Economy Hub alongside 2,228 sq ft of affordable workspace. An additional 11,851 sq ft of affordable workspace will be provided in the new southern terrace.
The new units have flexibility built in, with internal eaves heights of between 12m and 14m, and options for extending mezzanine spaces to create additional load-bearing floors.
The buildings have been designed to achieve EPC A and BREEAM Excellent ratings and operational carbon will be minimised through on-site renewables including rooftop PV panels.
