London office investment activity hit £9.47bn in 2025, 52% ahead of the 2024 full year figure of £6.21bn, according to the latest figures from Colliers.
Activity soared in Q4 2025 with £3.28bn worth of deals completing – the highest level since Q3 2022 (£3.9bn) and only the third quarter since Q1 2022 in which levels have surpassed the 10-year average.
Domestic investors accounted for 30% of activity, closely followed by European capital at 29%. Propcos, institutional capital, sovereign wealth and owner occupiers accounted for 77% of total investment activity, according to Colliers.
Christian Capocci, associate director in the capital markets team at Colliers One London, said: “What we have seen is London once again be the destination of choice for a wide range of investors, and these improved investment figures will bring a renewed sense of confidence in the capital in 2026.
“This is further demonstrated by the change in the wind when it comes to lot size; with the number of £100m+ deals transacting in 2025 vs 2024 more than doubling, and we have entered 2026 with eight £100m+ deals already under offer. This, alongside the numbers we saw transacted in December is a strong indication that we will see a positive start to 2026 as momentum continues to get behind the market.”
