Prime Group has secured planning consent to deliver 220,000 sq ft of I&L space at its Prime Point Blackburn scheme.
Under the approved plans for the second phase of development, two Grade A units of 98,436 sq ft and 120,825 sq ft will be built at the site.
Prime Group intends to develop the units speculatively but is discussing build-to-suit opportunities with occupiers. The company is targeting EPC A and BREEAM Very Good ratings for the units.
Phase one comprised two mid-box units – the 53,808 sq ft Unit B, which was pre-let to Spiroflow, and the 55,412 sq ft Unit A, which is available to let.
Imran Younus, commercial director at Prime Group, said: “Securing planning for phase two is a significant milestone for the team and reinforces our long-term vision for the site. We’re looking forward to building on the success of phase one and delivering more high-quality industrial space in East Lancashire.”
Joe Bostock, UK industrial and logistics associate at JLL, added: “The green light for Prime Point’s second phase highlights the continued demand for well-located, Grade A industrial and logistics premises in the North West. Given the Grade A specification, excellent transport links and the conversations that we and our joint agents BCRE & B8RE are having with occupiers, we expect this scheme to be well received by the market.”
