Railpen gets green light for redevelopment of City of London office

Railpen has secured planning consent for the comprehensive redevelopment of 12 Smithfield in the City of London.

The consented scheme, which is due to complete in Q4 2028, will reposition the existing building as a best-in-class, sustainable workspace, providing more than 122,000 sq ft of office and amenity space.

Designed by Henley Halebrown, the scheme will retain and upgrade the existing structure while introducing a new façade, expanded public realm and enhanced environmental performance. Railpen is targeting BREEAM Outstanding, EPC A, WELL Core Platinum, NABERS UK 5* and net zero carbon in operation ratings for the building.

The development will feature office floorplates of up to 20,000 sq ft across five levels and include more than 9,400 sq ft of private terraces and a rooftop garden, alongside 11,400 sq ft of multifunctional retail, café and amenity space.

Railpen has appointed JLL and Newmark as leasing agents for the building.
