A prime investment and development opportunity in St Albans, Hertfordshire, has been put up for sale.
The 2.84-acre site at 1-3 Victoria Square formerly housed St Albans Prison, which was built 1867, and ‘The Gatehouse’, which was used as the exterior of HMP Slade in the filming of 1970s sitcom Porridge. An office park was built on the site in the 1990s.
The site features St Albans Register Office, which is let to Hertfordshire County Council until 2034, and two office buildings – 2 and 3 Victoria Square, which provide 42,759 sq ft.
Earlier this year, permitted development rights consent was granted for the conversion of 2 and 3 Victoria Square into 55 apartments.
PRP Architects has prepared a feasibility study to consider site optimisation, including the potential extension of the existing buildings and new build opportunities.
