Freehold of Manchester BTR scheme hits the market

The freehold of The James Manchester build-to-rent (BTR) scheme has hit the market with a guide price of £11.75m.

The fully let island site, which is located in a former shoemakers factory in the city’s Northern Quarter, offers 40 apartments and two commercial units totalling 10,904 sq ft.

Set over ground and four upper storeys, The James, which opened in 2023, comprises 14 one-bedroom and 26 two-bedroom apartments with an average unit size of 691 sq ft.

Alex Matthews, head of BTR at Harris Associates, which has been appointed to market the opportunity, said: “The James is the kind of scheme that defines the next generation of build-to-rent in the UK – combining best-in-class design with authentic character and operational excellence. This is a standout opportunity to secure a stabilised, income-generating asset in the heart of Manchester’s most vibrant district.”
