Joint venture partners JP Morgan Asset Management and Graftongate have secured a pre-let with a global vehicle manufacturer for the first unit at Reading International Logistics Park.

The unnamed occupier has signed a 15-year lease on a 36,736 sq ft unit at the 8.5-acre park, which has detailed planning consent for a circa 160,000 sq ft last-mile logistics scheme.

Construction of the unit is scheduled to begin this month with completion targeted for Q1 2026. Magrock has been appointed as the main contractor.

The scheme will comprise four prime warehouse units ranging from 25,262 sq ft to 67,704 sq ft. All of the units will feature will photovoltaic solar panels, LED lighting and electric vehicle charging infrastructure, with the joint venture partners targeting EPC A+ and BREEAM Excellent ratings for the scheme.

JP Morgan Asset Management and Graftongate acquired the logistics park in May 2025, as part of a new £500m joint venture aimed at delivering high-quality, sustainable urban logistics space.

Haslams and DTRE acted for the JV partners and the occupier was represented by Knight Frank.
