Panattoni breaks ground on UK’s largest ever speculative logistics facility

Panattoni has begun the construction of a 915,000 sq ft speculative logistics facility – which it claims will be the largest speculatively built facility in the UK – at Panattoni Park Swindon.

The scheme will be 30,000 sq ft larger than its previous record-breaking development, an 885,000 sq ft unit in Avonmouth let to GXO Logistics this month.

Alongside a second 545,000 sq ft space, which is already under construction, the new 915,000 sq ft unit will be part of the £300m first phase of development at Panattoni Park Swindon, which is located on the 360-acre site of the former Honda manufacturing plant and when complete will offer 7.2m sq ft of state-of-the-art space.

Vertical construction of the 915,000 sq ft unit is set to begin in June. The facility is designed to meet the requirements of high-volume logistics and manufacturing occupiers and will boast 21m clear internal height, a cross-docked service yard that extends more than 90 metres and market-leading ESG credentials. It is also expected to achieve BREEAM ‘Outstanding’ and EPC A ratings.

The wider masterplan includes biodiversity and community benefits such as a 10% biodiversity net gain, a new public park, wildflower meadows, tree planting, green corridors and dedicated pedestrian and cycle routes. The site also includes a plot with detailed planning permission for a 1.2m sq ft unit.
