Areli Developments has submitted a planning application for the redevelopment of 77 Marsh Wall in West India Quay South, adjacent to Canary Wharf.
The multi-rental-tenure development, which was designed by Patel Taylor, will provide 820 residential units – 38% affordable – in a 54-storey tower.
Of the units, 238 will be flexible living, 195 will be build-to-rent and 266 will be aparthotel. The scheme will also feature circa 7,000 sq ft of commercial and community space, with the on-site amenity provision including flexible workspace, a cinema, a gym and pool.
Rob Tincknell, founder and CEO of Areli Developments, said: “Our vision for 77 Marsh Wall was to create a place that naturally encourages people to come together, regardless of how long they choose to stay or the type of home they live in. By providing multiple tenures within a single development, we are bringing together people across various stages of life to connect, share experiences and feel part of a wider community.
“In addition to providing a range of tenure offers for different occupants, we are importantly delivering a crucial number of affordable homes to support Tower Hamlets Council’s increasing need. Seventy Seven Marsh Wall will be a landmark building in Canary Wharf, for all types of tenants, at rates affordable for every resident.”
Pankaj Patel MBE, director at Patel Taylor, added: “The design of 77 Marsh Wall maximises the potential of the site’s prominent location in Canary Wharf to deliver a truly unique scheme. In addition to the various tenures offered, our best-in-class amenity offer for both residents and visitors, combined with impressive waterfront views, creates a vibrant destination in this part of Canary Wharf that currently does not exist. We are excited to be progressing towards bringing our vision to life and setting a new benchmark for reimagining residential developments in the capital.”
