Buccleuch Property has brought to market six development sites totalling circa 14.5 acres at Shawfair in Scotland.

The fully serviced development plots are capable of delivering up to 180,000 sq ft of commercial space that can be developed on a build-to-suit or speculative basis.

Shawfair Business Park, which is set to be rebranded to The Works – Shawfair Park, forms part of the wider Shawfair development, a major mixed-use scheme situated adjacent to Edinburgh.

Neil Finnie, director at Buccleuch Properties, said: “Shawfair has already proven itself as a standout business location, with significant commercial space delivered and a strong occupier base established. Bringing the next phase of development sites to market is a natural progression – offering organisations the ability to create bespoke buildings in a location that combines connectivity, amenity and long-term growth.”

Bryce Stewart, senior director at CBRE, which has been appointed to market the sites alongside Ryden, added: “The Works – Shawfair presents a unique opportunity providing fully serviced development sites, combining scale, flexibility and strong connectivity in a proven growth location. We anticipate strong interest from businesses looking to establish or expand their presence in the Edinburgh market.”

Neil McAllister, partner at Ryden, said: “Opportunities to secure fully serviced commercial development land in such a strategically connected location are becoming increasingly limited across the Edinburgh market. The Works – Shawfair offers occupiers the flexibility to deliver bespoke solutions within an established business location that continues to grow in scale and prominence.

“With excellent transport links, immediate access to a growing residential catchment and strong momentum across the wider Shawfair masterplan, the development is exceptionally well positioned to attract a wide range of businesses looking to invest and expand in the region. We are pleased to be working alongside CBRE and Buccleuch Properties to bring these opportunities to the market.”
