London office specialist Kitt has launched a new building operations platform to improve how landlords and managing agents operate office buildings.
Kitt claims the AI-driven platform, which leverages the company’s in-house team of facilities, maintenance and hospitality specialists, delivers a 15% reduction in service charge costs and cuts maintenance resolution times by nearly 90%, from an industry average of 19 days to just two.
The launch comes as Kitt and Eatos Group Real Estate have agreed a partnership to reposition and operate Finsbury House, at 23 Finsbury Circus (pictured). As part of the partnership, Kitt will lease, manage and fully operate the building, with a dedicated onsite hospitality team providing an elevated experience for occupiers.
Steve Coulson, CEO and co-founder of Kitt, said: “Kitt’s new building operations platform is a game-changer for landlords, managing agents and occupiers. We’ve shown how managed models can drive rental growth and asset performance, and with building experience now critical for every occupier, our building operations platform can help landlords get more from their buildings whatever their leasing strategy.
“A landlord can still contract with occupiers through a traditional lease while we layer the managed experience on top – preserving value and the transparent, valuation-friendly structure the investment market prefers. For occupiers, it’s simply a better product: an all-inclusive experience, with the flexibility to add services without the cost and complexity of managing them. Hospitality has always been in Kitt’s DNA, and with Finsbury House that’s exactly what we’re bringing to running an entire building.”
Ofer Luzon, managing director of Eatos Real Estate Group, added: “We’re delighted to be working with Kitt to operate and reposition Finsbury Circus, with a focus on delivering an elevated experience for our occupiers, improving retention and enhancing the overall value of the asset. We’re excited to be refurbishing the building to deliver approximately 27,000 sq ft of hospitality-led office space in the heart of the City.”
