AM ALPHA has appointed Savills as joint office leasing agent alongside Cushman & Wakefield at 196 Deansgate in Manchester city centre.
The Grade II listed building, which is positioned at the junction of Deansgate, Peter Street and Quay Street, extends to approximately 63,000 sq ft across basement, ground and five upper floors.
Originally opened in 1908, the Edwardian building has been comprehensively restored to retain its distinctive heritage features, including original wood panelling and period tiling, while providing a contemporary workplace specification.
There is currently a fitted suite of approximately 2,131 sq ft available to let on part of the third floor and a fully fitted and furnished fifth floor of approximately 9,181 sq ft, which can be subdivided to provide self-contained suites from approximately 4,445 sq ft. The fourth floor is under offer. Quoting rents start from £38.50/sq ft.
Oliver Luckman, associate in the office leasing team at Savills Manchester, said: “196 Deansgate is one of Manchester’s most distinctive character office buildings, combining carefully restored period features with the specification and flexibility sought by modern occupiers. Its prominent Deansgate location, established occupier community and strong food and beverage offer at ground floor level create a compelling working environment. With a limited amount of fitted accommodation remaining, including the ability to subdivide the fifth floor, the building is well positioned to meet demand from businesses seeking high quality, ready to occupy space in the city centre.”
