Strategic land promoter Catesby Estates has sold an 8.7-acre residential development site in Ambrosden, Oxfordshire, to housebuilder Lioncourt Homes.

The site, which is located to the south of Blackthorn Road, on the eastern fringe of Ambrosden, has planning permission for up to 55 new homes, of which 35% will be affordable.

David Harper, senior area land director at Catesby Estates, said: “The sale of this land to Lioncourt Homes marks a major step forward in delivering much-needed new housing, while also providing valuable community facilities such as a new children’s play area, a household waste and recycling centre, and a new pedestrian passageway.

“Our team is delighted to have successfully secured planning approval and demonstrated the strong demand for these homes and amenities to the council. This is our first sale to Lioncourt, an SME builder, and we are excited to see them bring this vision to life, creating a development that will benefit both future residents and the wider Oxfordshire community.”

Rachel Cartwright, land director at Lioncourt Homes, added: “This acquisition represents an important step for Ambrosden, addressing the vital need for developments that meet growing housing demand in the area. With over a third of the site dedicated for affordable housing and seven-figure investment in local enhancements, we’re proud to be adding to this thriving community. We are committed to delivering high quality, energy-efficient homes that enhance the character of our towns and villages, while investing in essential amenities from education and play facilities to green spaces and local transport.”

Newton LDP acted on behalf of the landowners.
